In this article, we review the main tabs of the title deed in Turkey, so that you have a clear idea of the basic document of ownership and know how to read it and analyze its classifications so that no item of the bond is hidden from you.
In Turkey, there are two types of title deed that determine what property to own, consisting of red and blue colors
Red color: Represents the ownership of real estate, such as a building, an apartment, or a factory.
Blue color: Represents the land and its types.
In this article, we will talk about the red tabu because it is the most extracted in Turkey and contains three sections:
section One:
A – Section A contains the location information (the address of the property) and the scale:
1 – İli: the state/province.
2- İlçesi: city, region or town.
3 – Mahallesi: the neighborhood.
4 – Köyü: the village.
5- Sokağı: street.
6 – Mevkii: Location.
7 – Fotoğraf: personal photo.
8 – Pafta No: the record number.
9 – Ada No: the island’s number.
10 – Parsel No: the part number.
11- Niteliği: the type of property.
12 – Ha: hectares.
13 – m2: square meters.
14 – Dm2: square fat.
15 – Sınırı: the boundaries of the plot – the section on the real estate unit.
Second section:
B – The section of the housing unit or apartment:
16 – Kat Mülkiyeti: the share of the housing unit from the plot of land for public real estate and from the complete construction (a housing certificate is provided).
17 – Kat Itifakı: The share of the housing unit from the unfinished construction on the land (there is no housing certificate).
18 – Devre Mülk: It is specified in the event that there is a specific period of time for property ownership (ownership at the time of use).
19 – Satiş bedeli: Real estate value allowance.
20 – Niteliği: The type of property, whether it is a house, land designated for construction, or a shop.
21 – Arsa Payı: the owner’s share of the total land, and it is written: the owner’s share / the total land.
22 – Blok No. : block number.
23 – Kat No. : floor.
24 – Bağimsiz bölüm No: apartment number or house number.
25 – Edinme sebebi: “Indicates the type of ownership transfer (donation – inheritance – sale).
26 – Sahibi: the name of the owner or owners of the property (in the event there is more than one owner, the percentage of their ownership of the property is determined).
Third section:
C – Archiving section of the Title Dept.: It includes the area of seals, signatures and archiving information for the Title Dept.
27 – Cilt No. : record number.
28 – Sahife No. : page number.
29 – Sıra No. : File No.
30 – Tarihi: The date of registration or issuance.
31 – Yevmiye No.: Document order number by day of issue.
32 – Siciline uygundur: Identical to records.
